No. 2 Braefoot Cottage is located on the picturesque and private Yair Estate, which is situated on the banks of the River Tweed, in the heart of the Scottish Borders, approximately 35 miles south of Edinburgh. A Traditional grade 'B' listed stone cottage forming part of the stable block, No. 2 Braefoot Cottage comprises, on the ground floor, of a well equipped kitchen, large sitting room with dining area (and wood burning stove), Utility room and a WC. Upstairs are 3 bedrooms; the master bedroom with en-suite shower room, which has a Super King size bed, a twin bedroom and double bedroom. There is a further spacious family bathroom with a shower over the bath. The property has mains gas central heating and underfloor heating in the kitchen. There is a large enclosed garden and shared use of an old stable where guests can store bikes, walking equipment, fishing rods etc. The property has a wide range of amenities including a Smart TV (Netflix, iplayer, Amazon Prime etc), wireless internet, iron and ironing board, washing machine/dryer, dishwasher and a very effective wood burner. All linens are provided along with dishwasher tablets, washing power and all the logs you may need. The property is let as a whole and guests will also have access to a Tennis Court (shared with guests staying in the other properties on the estate) come with a permit to fish for trout on the Tweed and guests will have access to the private stretch of water at The Yair. Salmon Fishing may be available, at additional cost, during the months of August though to November. Guests are free to roam wherever they like on the Estate and discover the river, walled garden and the many walkways - there is a lot to explore. There is a working farm so we ask that guests take care if nearby. The Yair is family owned and run and there are people who live on the estate who are about to help.
