we love this because... when we walk through the gate in the high fencing surrounding the property we step into what feels little like a private retreat. Almost like a glamorous entry to a 1950s movie set with its croquet set on its perfectly manicured lawn and topiary coastal plants and limestone walkways. There is the crash of the ocean nearby and there is a sense of being in nature and leaving the world behind. A feast for the senses and a rejuvenating sense of calm. This is our most favourite place at any time of year but with two fires either end of the living space it is the cosiest in winter. There are so many spaces to sit and reflect on the beautiful gardens through the full length picture windows. The outdoor entertaining space is perfect for our family gatherings. We all play croquet competitions on the lawn and some find a shady seat under the canopy of trees in hidden spots around the extensive gardens. Please note: There is a security camera located at the front of the house and at the front door. Only the front of house camera footage is recorded (on movement). PAWfect (Nope!) we love this because.. It's truly everything we want in a beach house. It is our go-to for a holiday with friends or our family of teenage children and dog in tow. The dog loves the winding path around the tennis court set on an acre of native gardens but he barks and runs around the tennis court when we play wanting to be involved. The rear garden is where we relax in the 10 people swim spa, always with a glass of wine in hand listening to the rustle of the trees and the possums overhead or just looking up to the night sky. So peaceful, so relaxing. And it's perfect inside too, with four good sized bedrooms set up in two wings, everyone comes together in the central living and dining space to watch movies or relax in front of the huge fire in winter. As it's so close to the Point Nepean National Park it only takes us 12 minutes to Monforts Beach or Spray Point. When we are feeling energetic we head to the Blairgowrie Cafe only a 20-minute walk or we settle ourselves on the beach and swim in the shallow waters watching the yachts bob up and down. At night we either head into Sorrento for a choice of restaurants or keep it local in Blairgowrie at the wonderful Panda for dinner and drinks. The master bedroom WIW is locked and not accessible by guests. Please note the EV charger is free for guest use. Unfortunately, not all EV cars and chargers are the same, so it is important to note the charger is a Type 2 plug and tethered, though there is also a normal 10A plug available for use outside. Please note the property has a number of external cameras for the safety and security of the property. One of the cameras does have a view of the spa; again this is for safety and for proof of any damage etc. The last picture on our listing shows a view of the cameras for complete transparency. A Minut Noise Sensor operates on the property to ensure noise is kept to an acceptable level after 10:30pm. This is an agoda recommended device to ensure the property isn't used for parties and to provide peace of mind to neighbouring properties.

THE HOUSE - In total, THE HOUSE sleeps 4 guests (1 family) - The main living zone is located on the top level and is an area for families to congregate - including full kitchen, open plan dining, wood fire, lounge, two living areas and two outdoor decks extending off the front and side of the living area. - The master bedroom includes walk in robe, ensuite (freestanding bath, walk-in shower, separate toilet) and private balcony - with views across the property to the ocean. - The kids retreat is located on the ground level - including games area, TV, toys, wardrobe and bunk bed (with two single beds). - A fully equipped BBQ area is located off the kids retreat with seating by the fire pits and Weber Family Q to cook up a storm. - THE HOUSE also includes two separate toilets on the upper and ground level. THE WEST WING - THE WEST WING is separate from THE HOUSE, and sleeps another four guests. - The first room has a very comfortable queen bed, kitchenette (with bar fridge, kettle and sink), wardrobe and table. - The bathroom is a jack-and-jill, so it can be accessed from both bedrooms. THE LOFT - THE LOFT is separate from THE HOUSE and THE WEST WING, and sleeps an additional six guests. - Two loft spaces (accessible by wooden ladder) make a fun space to sleep for kids and adults alike. - The left hand side loft space offers two single beds. The right hand side loft space offers one single bed. - On the main floor there is a separate bedroom with queen bed. - The bathroom offers a shower, vanity and toilet. - In the landing space downstairs there is a kitchenette and a chair. The property is only advertised as a complete offering, so whether you're staying as a couple or all 13 guests - you'll still have the property to yourself (just some spaces locked depending). Nestled between Seymour and Bicheno, Miramar is located a 10 minute drive to Bicheno, and a 40 minute drive to St Helens. There are no shops in Seymour, only beautiful beaches and bushland. You will need a car to travel to Miramar, and to best enjoy the East Coast. There is mobile reception in certain parts of the house and yard. There is Wi-Fi available, however this may choose to be temperamental as well. We hope that you're busy enough enjoying the property and land - but you should be able to scroll socials of a night comfortably, or watch some Netflix. This property is rural and remote - There will be critters at certain times of year.
