we love this because... Our first search when looking for a holiday house is "water view". So we love that it is positioned right on the ocean. In summer we simply walk across the road to the beautiful beach with shallow blue water and white, white sand. Its perfect for our kids to play safely all day long. In winter we take walks along the beach when the sea takes on a wilder appearance and Paddington our four-legged friend is allowed to walk and run. The house is a townhouse and was great for our family and we shared with another family. There is a small cottage (Shoreline Hideaway) at the rear of the property that is completely separate and you can book it with the house or it is available to other guests. So you need to leave the driveway clear but other than that everyone has their own private space. The foreshore on this part of the Mornington Peninsula has the best beaches and we walk in either direction and take in the spectacular views of Port Phillip Bay along the Bay Trail. Our favourite spots are the upstairs lounge where we snuggle up with a book and a glass of wine in front of the gas fire in winter and watch the weather change across the bay. In summer the balcony is the perfect spot to sit and watch the beachgoers. Everyone loves the outdoor heated spa. It does only seat 4 at a time so for larger groups...get in line. IMPORTANT TO NOTE - Property is suitable for maximum of 8 adults plus additional children. PAWfect What fun! a new house to visit that lets four-legged friends like me sleep inside. Yay! a safe little courtyard at the front and back of the house and I can smell the sea. We can walk on the beach every day (depending on the time and season) and splash in the sea because of its right across the road. And there's a special basket just for me. No way! What's in there? Perfect for families and friends to retreat from the city and make the most of award winning wineries and restaurants or reset and unwind with a weekend of yoga, a facial and a visit to the Peninsula Hot Springs. Designed to nestle into the surrounding landscape this light filled 3 bedroom house in Red Hill on the Mornington Peninsula features stunning high ceilings and bespoke timber features. The open plan kitchen and dining area opens out onto the expansive deck so you can enjoy the natural bushland environment including the nesting pink cockatoos, rosellas and kookaburras. Make use of the BBQ or simply enjoy your morning coffee outside at the servery window. Inside the hero of the house is the large open fire place. Bedrooms include a king size master with ensuite, queen size bedroom and third bedroom with double bed and a single bed. An expansive backyard is starting to take shape. We call it a nursery for native Australian plants (as well as a few ring ins) as we plant to match the beauty of the house. Cook at home using the premium appliances or if eating out is more your style choose from the many local wineries, restaurants and cafes. Nordie cafe, Green Olive, Red Gum BBQ, the Epicurean Centre and all of the Peninsula best wineries including Montalto, Ten Minutes by Tractor, Red Hill Estate and Port Phillip Estate are all close by. For those seeing a relaxing weekend or wellness retreat walk to Higher Ground Yoga and Marci Wellness or take the 20 minute drive to Peninsula Hot Springs. Red Hill has a village feel to it and offers small treasures to find during your next trip including home grown native flower bouquets and Red Hill's delicious apples. we love this because... The sound of the birdlife surrounds this home and kookaburras, lorikeets and cockatoos love to perch on the balconied deck and eat out of our hand if we invite them to. We love the native bush surrounding the house, set high on a ridge in Mount Martha with glimpses of the ocean through the trees. And its only a stone's throw from Mount Martha golf course (golf anyone?). Decorated with artefacts from Melanesia it is a fascinating interior, not to mention the interesting book collection where we spend hours browsing and reading. We love a holiday to have that effortless living of indoor-outdoor. Just like a resort, there are concertina doors that slide back to make the upper lounge and deck one complete room. In summer the kids love the pool area and as they play all day, we lounge on the deck with a drink in hand and watch from a distance. If the kids want something more adventurous, you could walk the 30 minutes to The Pillars, a small rock ledge that sits up out of the bay with cliffs that range from about one and a half to five metres ready to be jumped off into the blue ocean, its a popular spot so be warned! For coffee, we choose Mr Curtis our favourite spot in the village (a 6-minute drive away or a 50-minute walk) and for dinner Volpino Pizzeria and Wine Bar, we always get a seat outside and watch the world go by with a glass of Pinot. we love this because... CAPE HOUSE is our go-to for when we want to bring all our friends and family together. Some of our group love to drive a ball down a fairway and from here the rest of the group can watch them do it as the house backs onto the 4th hole of the RACV Cape Schanck Golf Course. We absolutely love the space in this house (and the instagrammable art and interiors), with large groups it sometimes feels like you can't get away from the crowd...but not here. The bedrooms are also vast so everyone feels like they are living in luxury. The teenagers use the gym and table tennis and test out the sauna but we prefer to take our exercise outdoors along the spectacular, rugged coastline around Cape Schanck with its cliff faces and rocky outcrops a popular, yet untouched peninsula destination. There are so many places to walk and wonder at the native flora and fauna (walk the Bushrangers Bay track in the late afternoon for an encounter with a Kangaroo as they leap from the lower ground to the upper right across your path). From the Cape Schanck lighthouse car park, there is a network of scenic walks and 200 metres east of Cape Schanck is the lookout where Bushrangers Bay Walk commences along the cliff tops of this untouched coastline. Along Main Creek is the Two Bay Walking Track stretching 26km through the countryside of the Mornington Peninsula. For all things food, we head to the village of FLINDERS a short drive away and especially Pier Provedore. Here we grab coffee and provisions for dinner at home. For a special evening, we head to the RACV Cape Schanck Resort where we grab a cocktail in the bar lounge and then eat at either Cape Restaurant or Samphire to complete our luxury escape. Your bedroom furniture has been custom made from sustainable Victorian native timbers with natural wool carpet in the bedroom. Organic handwash from Olieve & Olie has been placed in both marble washrooms. A continental breakfast for your first day is also provided You enter through your own private door via your own private court yard with fire pit and seating under a large Peppercorn Tree. Hotel slippers are provided at the door for your convenience and comfort. The bedroom and living area is 100% wool carpet and euro kitchen, dinning and laundry have floor boards. A reverse cycle system will keep you cool in summer and warm in winter. The adjustable king size bed has a natural latex mattress to further complement the environmentally friendly credentials with natural cotton sheets by Morgan and Finch. The property has been renovated over the past three years with much enthusiasm. You have full access to your own dinning kitchen and laundry with Miele appliances. In the kitchen there is an Ilve oven, double European fridges and microwave, toaster, kettle and Nespresso. Basic provisions have been left for your use in the pantry. Breakfast provisions for your first day comprise Baker Boy Croissants, with ample Red Hill Muesli, and local bread with milk, Twinnings tea and Nespresso pods. Other luxuries include a 75 inch high definition tv with Netflix and complimentary wifi. The property is home to six alpacas and two chickens which wander around our micro vineyard. Wine making occurs in March and April in the large shed using manual labour and old-fashioned techniques and you are free to wander the property at your leisure and explore the natural creek and wetlands where you may see a kangaroo, wallaby, even a koala. We provide a light touch to hosting meaning, if we see you we will say hello as you explore the property and are available should you need anything, such as restaurant recommendations, hints on local wine however, we appreciate that this is your get away in you time so we are guessing you want to be left to your own devices to relax. You are free to wonder the property and creek line. The large deck out the rear of the main property is private. The Wine Makers Cottage over looking the vineyard is also private and is used by other guests. Happy to provide suggestions as to Wineries and Restaurants however, as this is your escape we will provide a light touch and be available only if you require. You are free to explore the property on foot. Set on a quiet road perched up high in a valley overlooking the tree tops in amazing Red Hill... centrally located to all the best wineries and restaurants. The property has a small Artisan vineyard with full wine making facilities... A creek runs through the property as well majestic gums and is home to wallabies, kangaroos and koalas. Plenty of parking on the property, close proximity to walking tracks and wineries. Shuttle Services available (book ahead) Peppercorn Cottage at Tree Tops Red Hill is annexed to the main residence separated by a locked sliding door. This will remain locked during your stay to respect your privacy. As we are a rural working property often contractors are on the land and various wine making / maintenance activities may be underway at any time. Being in a Valley phone reception can be average however, you can connect to our wifi for "wifi calling". Internet can be average as we are reliant upon the NBN Skymuster satellite. Water is filtered rain water which is harvested and treated on site. Power is reliant upon United Energy who occasional do work on the local lines (with notice). The property does however have solar generation.

we love this because.. It's truly everything we want in a beach house. It is our go-to for a holiday with friends or our family of teenage children and dog in tow. The dog loves the winding path around the tennis court set on an acre of native gardens but he barks and runs around the tennis court when we play wanting to be involved. The rear garden is where we relax in the 10 people swim spa, always with a glass of wine in hand listening to the rustle of the trees and the possums overhead or just looking up to the night sky. So peaceful, so relaxing. And it's perfect inside too, with four good sized bedrooms set up in two wings, everyone comes together in the central living and dining space to watch movies or relax in front of the huge fire in winter. As it's so close to the Point Nepean National Park it only takes us 12 minutes to Monforts Beach or Spray Point. When we are feeling energetic we head to the Blairgowrie Cafe only a 20-minute walk or we settle ourselves on the beach and swim in the shallow waters watching the yachts bob up and down. At night we either head into Sorrento for a choice of restaurants or keep it local in Blairgowrie at the wonderful Panda for dinner and drinks. we love this because... It's our perfect beach house on the Mornington Peninsula. Being so close to the beach you can hear the waves breaking at night and smell the sea air on the deck in summer. You will need to walk up a number of steps to the front entrance (it's not for the faint-hearted or infirm!) as the house is situated high on a sand dune. We love that there are so many spaces in this house for our group to not feel confined. Some choose to head to the front garden and light a fire in the firepit, sit around and chat under the gazebo. Others swim and lounge around the sparkling pool (solar heated) or play a game of pool in the lower lounge. We choose drinks on the lower deck sitting on bar stools at a high table. It's our location for evening cocktails, but we all come together around the dining table that seats everyone. We love to walk to the end of the road and take the pathway to the Coastal Walking Track of the Point Nepean National Park and then come back in a loop passing Rye Ocean Beach and we watch the surfers mastering the waves. Walking the length of the beach we watch the waves crash against the shore and experience the reinvigorating power of the sea air, a relaxing and a reconnecting with nature. For dinner or lunch, we head to St Andrew's Beach Brewery and its busy vibe. Book one of the old horse stables for your group and try a paddle of beer. For coffee, we head to Hunter Cafe and Store in the small set of shops at Dundas Street a 2-minute walk away. Please note that the property has security cameras outside that monitor the exterior, including the pool area. we love this because.... Happiness is a holiday by the beach and simply pulling into the driveway of HAPPY VALLEY will put a smile on your face. We love a weatherboard and this one is as cute as button with its topiary bushes at the entrance and its wide front verandah where we sit on a summers night. We bring our family and our four-legged friends for an escape from the busyness of city life. Pushing back the large bifold doors it allows us to extend the outdoors in with an inbuilt BBQ opposite the dining, it seems to make this cottage twice the size. The kids run and play on the lawn with the dog (although he has his own kennel to escape them) and they spend the day digging in the sandpit or bouncing on the inbuilt trampoline. We walk 15 minutes to Captains of Rye and love its laid back feel and quirky decor and eat outside if we can. Or for something special we always choose Steam Restaurant, you can't get fresher seafood. Pick out your oysters from the oyster tank. In the summer the Rye Carnival is in town and no matter the age we all have fond memories of Fairy Floss and Carnival games you never seem to win. The water babes love a snorkel at Octopus' Garden under the Rye pier to marvel at the sealife from Weedy Sea Dragons to majestic Stingrays.
